The Project encompasses the establishment of a Golf Resort of the highest standard, to include a 300 bedroom 5 * Hotel/Clubhouse, 50 hotel apartments, and 596 prestigious building plots for private housing, of which 155 plots will be ‘front-line golf’ housing plots.
The total land area comprises 294.2 ha, forming an irregular polygon shape of 1.4km by 2km. The land consists of 158.2 ha pasture, 77.6 ha forest, 22.1 ha shrubs, 3.3 ha marshes, 2.6 ha lakes, +/- 10 ha service areas, tracks etc. The relief is moderately hilly and natural, ranging from approximately 80 metres to 120 metres above sea level. The geographical location and the natural environment provide an excellent tract of land for developing a Golf Resort.
The 5* Hotel/Clubhouse should be designed to provide clients with services of the highest standard, restaurants, lobby bars, outdoor cafes, recreation centre, spa, transportation and tourism services, as well as a range of sporting activities: In addition to golf there would be at least 2 swimming pools, 12 tennis courts, tracks for jogging and cycling, and fitness centres.
During the winter a floodlit cross-country skiing course could be planned which would meet the requirements for hosting international competitions. (Cross-country skiing is an incredibly popular sport in the Baltic and Scandinavian countries.) There are numerous other feasible winter activities, including ice-skating, snowmobiling etc, which could be incorporated, making this a truly year-round Resort.
The Master Plan for the Timberland project has been designed by Rob Swedberg of Frontier Golf, Denver, Colorado, assisted by Māris Gulāns, owner of Modo-Rīga Ltd, the company which built Ozo Golf Club, the first 18 hole Golf Course in Latvia.
